We have been in both the mortgage and real estate professions for over 21 years.   Our skills include over 2 decades helping people purchase or refinance homes under FHA/HUD, freddie mac, fannie mae, sub-prime and portfolio lending.  We continue to educate and inform consumers regarding their mortgage lending options at any time in history.  The mortgage industry is always changing and we consistantly keep up with the changes.  

For many years,  consumers have been able to purchase homes with little or no money down.  Additionally, they have had the benefit of not needing the most perfect credit to qualify for mortgage lending.  Wall street investors have provided a means to allow consumers to purshase home while being self employed or having a W2 type of income.  The lending guidelines have been been very liberal for the last 12 years.  Now the lending guidelines have tightened up considerably, caused by the "mortgage credit markets" deteriorating or out right collapsing.   

There is little to no sub-prime lending, these days. The focus has shifted to FHA as a solid solution.  The Federal Housing Administration [FHA] has gained popularity again, since, it is the best solution to getting people approved for purchasing or refinancing.    We are working hard to deliver the information you need to make a quality decisions in your mortgage lending needs.
